From 01.04.2025 we will no longer operate as a full time restaurant. We may open occasionally at weekends for special events or limited menus. The rest of the time, we will offer the space for short term sub let. Sub let prices are as follows:
Daily price weekday: €250
Daily price weekend: €350
4 day price Monday to Thursday: €900
3 day Weekend price Friday to Sunday: €900
Full week price Monday to Sunday: €1,600
Two week price Monday to Sunday: €2,800
4 week price Monday to Sunday: €5,000
(19% VAT not included)

Use of space
Use of kitchen, bar and restaurant equipment and furniture
Heating and operating costs
Electricity usage up to 15kWh per day
Waste removal charges
Internet fees

NEW TENANT
For the long term, we are looking for someone to take over the space and our lease. The rental agency is working on a new lease offer for a term of 5 years to offer to a suitable tenant of our choosing. For the renovations and changes we have made to the space we will ask for a release fee as follows:
Renovation (dry wall, tiling, electrical upgrade, plumbing): €10,640
Fixtures (shelves, lighting, ventilation, fixed features): €3,080
Optional equipment (Fridges, furniture, other equipment): €3,273
Ideally, the new tenant would pay us all of the above, however the optional equipment fee can be negotiated or reduced by us selling off the equipment individually.
Rent for new lease:
Size: 112,72 m²
Cold rent from 01.07.2025 €2.645
Cold rent 2.800€ from 01.11.2025
Cold rent increases to 2.900€ from 01.11.2027
Running costs 320 €
Heating costs 80€
Applicants should submit the following:
- Personal identification
- Income proof of the last three months / Proof of profit
/ Current BWA accounting statement with stamp by accountant
- Business registration

- Self disclosure statement (Selbstauskunft)
